We speak Eichler
Post-and-beam, tongue-and-groove, radiant slab, mahogany paneling. We can tell a Jones & Emmons plan from a Claude Oakland one across the street.
Sunnyvale Eichlers · Since 1996
The Boyenga Team has specialized in Eichler and mid-century modern homes across Silicon Valley since 1996. This is our guide to Sunnyvale's tracts — where they are, what they're worth, and how to buy or sell one well.
Why a specialist
Roughly 900 Eichlers were built in Sunnyvale between 1957 and 1964. Pricing them well takes more than comps — it takes knowing which beams are original and why a buyer will pay for them.
Post-and-beam, tongue-and-groove, radiant slab, mahogany paneling. We can tell a Jones & Emmons plan from a Claude Oakland one across the street.
Nearly three decades of cultivating people who specifically want glass walls and an atrium. Your open house is full of the right crowd, not the curious.
We'd rather restore an original feature than rip it out. Our trade list — beam repair, panel-front cabinetry, period lighting, landscape — protects the character buyers pay for.
Every Silicon Valley Eichler resale, indexed by model and tract back to the 1990s. When we price your home, we show our work.
Around the tracts

What you're really buying
Floor-to-ceiling glass on two or three sides means the house is never lit the same way twice.
An outdoor room in the center of the plan — private, sunlit, and yours in every season.
Exposed structure on a 4-foot module. Nothing is hidden, so nothing is faked.
Original radiant heating in the slab — quiet, even, and unmistakably mid-century.
Whole blocks built to one vision. The neighborhood is part of the house.
Where they are
Approximate number of Eichlers built in each tract — about 935 across Sunnyvale. Open the gallery to see the range.

Owning an Eichler isn't just owning a house — it's acquiring a unique lifestyle.Eric & Janelle Boyenga — The Boyenga Team at Compass
Founders · The Boyenga Team at Compass · DRE #01254724 / #01254725
Eric was born and raised in the hills above Los Altos, surrounded by the tech founders who built Silicon Valley. Janelle grew up in a family of engineers, contractors, and designers. In 1996 they started the Valley's original real-estate team; today they're founding partners at Compass and the region's best-known Eichler specialists — the self-described "Property Nerds."
They're preservation-minded to a fault: given the choice, they restore an original feature rather than replace it. Their track record includes the sale of Joseph Eichler's own residence in Atherton and the landmark Eichler X-100.
